Preparing your Property for Sale

The whole purpose of selling a property is to get the very best price.  The effort that you take to prepare your property can make a substantial difference to the interest you attract and ultimately the offers that you receive.

When evaluating what you can do to prepare your property for sale, think of yourself as the Buyer.  If you were walking around your property with the view of buying – what would you find fault with?  What looks like it needs replacing or updating?  Is there anything that detracts from the aesthetic of the property and that could potentially turn a Buyer off?

There is a saying in Real Estate that kitchens and bathrooms sell a property – and that may very well be true.  The question is whether it is worth your while to expend the money on renovating – AND – if you are going to renovate, do you have the funds to put in quality fixtures and fittings that will appeal to your Buyer?  Kitchens and bathrooms are the rooms that people have the strongest views and opinions on and are typically the areas that Buyers want to renovate themselves in order to obtain their dream look.  So, despite your best efforts – your renovation could act as a deterrent.

Your Real Estate Agent will be able to advise you of the merits of renovating and provide some comparisons with other properties and the comments made by Buyers.

If you don’t have the funds for a full renovation – consider making the property look as clean and uncluttered as possible.  You are selling someone their ideas and dreams.  They need to see that they have the space to make the changes that they want.

No-one wants to buy a house that looks neglected – and if they do, they want it a bargain basement price.  If a property is structurally sound but presented in a dishevelled manner, the perception will be that it has been neglected and not well maintained.  This will lead to concerns about what is wrong with the property and can drive the price down.

Getting professional cleaners in to clean windows, wash the house externally and do a full spring clean is a cost-effective way to brighten up your house.  Clean up the gardens or outdoor areas and get rid of rubbish, old furniture and clutter.  This may mean storing some of your possessions in external storage for a while – but that cost is minimal when considering the impact it can have on your potential Buyers.

A professional stylist can also help advise you on the best way to present your property.  This has the effect of allowing a Buyer to visualise the property at its best.

And lastly – don’t ignore kerb appeal.  It’s no good if your property looks magnificent inside if Buyers are put off before they decide to come in and view the property.  Tidy up the gardens, clean the driveway, brighten up the letterbox and look at what your front door says about the property too.
