Over recent weeks our open home numbers have been well above expectations; it is amazing! We have been achieving awesome results. Hand on heart, I can say I have several qualified buyers right now ready to purchase in the area.

I believe things will remain buoyant in the short term with the local property market being propped up by cheap lending rates and a huge, huge undersupply of homes for sale in the Burleigh area.

Let us go back to 2007, the GFC when I started my journey in real estate. We had government handouts, various incentives, and an economic downturn; not as bad as some predicted. It is inevitable that there will be a downturn. Every economist in the world cannot be crazy. I think it will be to what extent and will vary from one micro-economy to the next.

We cannot change what is happening, but we can be aware of our economic environment and opportunities to improve our net wealth. I believe with infection rates declining, things getting back to normal and the borders opening; more sellers will hit the market. If you have been thinking of selling, wouldn’t you rather beat the rush and get your property on first? You want to sell in isolation, not competition, where buyers have less choice.

What I have found very interesting is, whilst many agents talk of cashed-up “Southern buyers” continually in the past, that whole spin has been exposed. Yes, they do exist but to what extent? With borders shut, the oversupply of buyers that I wrote about earlier, are all people within 100km radius of Burleigh.
