The first step is to have a winning rental application. Ensuring you have a complete online rental profile is crucial, checking you have up to date rental history as well as your employment history and background checks. You’ll want to have all these details completed before you even begin your property search, this will put you a foot in front of other rental applicants.
Rental History
Your rental history is very important, this includes current and past rental details such as the address of the rented properties, start and end dates of leases, the rent paid and details of the property owner/manager.
It’s also a great idea to include a copy of your tenant ledger or rental receipts from your outgoing property manager attached with your application. This will make the process easier and quicker for the property manager that assesses your application.
The main things property managers will be looking for is whether you’ve paid your rent on time in the past, looked after the property and you were easy to deal with when it came to inspections, repairs, renovations and so on. Most importantly they want to ensure you can afford the property.
When it comes to a landlord approving an application, a good rental report could be the deciding factor of whether your application is successful or not.
Employment & Income

You won’t always be asked to provide a cover letter but writing one will set your application apart from others and could increase your chances of being successful. It can be brief, all you’re needing to include is a little more information about you, why you’re moving and what you do for work.
A cover letter should be professional but doesn’t need to be overly formal, it’s a great opportunity to let your personality shine through. This is a good time to let them know of your rental history and make note of any additional information such as owning a pet.
