Buying Sight Unseen – How the Property Market is Changing

Professionals Burleigh Latest News | Tips & Tricks 11th October, 2021 No Comments

Would you buy a home that you’ve never seen in person? It is becoming increasingly more common across Australia for buyers to purchase a property sight unseen. This is driven by the ongoing lockdowns and restrictions, stopping locked down residents from physically viewing a home before purchasing.

We’re seeing a large number of Victorian and New South Wales residents migrating from their states to Queensland. According to the Australian Bureau of Statistics “in the March 2021 quarter, 104,100 people moved interstate. Queensland gained the most people from net interstate migration (+7,000) over the March 2021 quarter, while Victoria lost the most (-4,900), closely followed by New South Wales (-4,500).” (www.abs.gov.au)

Thinking about buying online? Here are 5 things to consider:

  1. Thoroughly inspect the property online utilizing the material provided to you such as property photos, videos and 3D virtual tours. Ask the selling agent to give you a live video walkthrough to resemble an inspection you would have if physically at the property.
  2. If possible, have someone look at the property on your behalf.
  3. Get a feel for the neighbourhood, speak to neighbours or join online community groups and see what the area is like.
  4. Be prepared with an array of questions about the property, you can’t be there to view the home so be thorough.
  5. Organize a building and pest inspection.

Looking to sell online? Here a 4 things to consider:

  1. Invest in marketing! Consider having your home styled, have professional photos and a video walkthrough organized and request a 3D virtual tour be conducted. At Professionals Burleigh we organize a Matterport (3D tour) of every property that goes to the market, we found this boosts the confidence of online buyers as they can virtually walkthrough the home as they would in a physical inspection.
  2. Choose your agent wisely, look for an agency that is experienced in selling sight unseen and is prepared for the additional work it may incur to get the property sold.
  3. Provide as much information online as possible to make it easier for potential buyers.
  4. Take advantage of this unprecedented market. We’re currently experiencing a lack of stock so getting your home on the market in the current climate could see a strong sale price.

Dennis and his team out did themselves in the sale of my property. I got way more than what I expected and his advice was sound regarding everything prior to settlement.
