How to Prepare For Your Next Routine Inspection

We conduct a routine inspection at properties every three months with a total of four inspections a year. This is to update the owner on the condition of the property, and to also check for maintenance or repairs required so we can give recommendations to the owner.

Part of our routine inspection process is to photograph the property inside and outside to show the condition of the home and any damage or repairs that are required.

What we look for at inspections:

Inside the property

  • Carpets are clean, undamaged and stain free
  • Walls, light switches, doorways and doors are clean and mark-free
  • Windows and flyscreens are clean
  • The kitchen is clean, the oven/stove top is free of food and carbon staining
  • Tiles and grouting are clean in the shower, bathroom, toilet and laundry
  • All areas in the house are full accessible and not locked
  • There is no other damage besides reasonable wear and tear

Outside the property

  • Lawns are maintained which includes cutting and edging
  • Gardens are tidy and presentable including weeding
  • No collection of rubbish such as lawn clippings
  • There are no unregistered vehicles on the property
  • No oil stains in garages, carports, or driveways
  • All outdoor areas are accessible and not locked
  • Swimming pool and spas are clean and maintained
  • If you have an approved pet, all droppings are removed and pets should be properly restrained at time of inspection
