We get it- selling a house can totally be scary, especially if you’re doing it for the first time. Your home is an important asset and you want to get the best price. These are 5 common mistakes we see all the time that you can avoid next time you sell your home.

1. Not presenting your property in the best light

This one probably goes without saying, but you would be surprised how many people forget this! Potential buyers are looking to buy somewhere that feels like home the moment they walk in. How can they fall in love with your property if it does not look its best?

We recommend:

– Improving your curb appeal. This includes cleaning your driveway, cleaning up your gardens and fresh paint.
– Decluttering or hiding unnecessary items from view when hosting open homes.
– Ensuring your lighting is top notch to present your property in the best light (pun intended).
– Make sure your home is spick-and-span before potential buyers enter it.
– Consider decorating seasonally (e.g. Christmas Tree during December).
– Use candles, diffusers and soaps for a homely smell.

These will help you understand the current market in your suburb, what other houses in your area have sold for, and most importantly, what your property might be worth!

Trust your real estate agent with these appraisals, as they are highly researched figures. It’s important top be realistic with your pricing, or your house may not sell.

3. Doing it alone

Trying to sell your house on your own without the help of a real estate agent is a critical mistake that many people make. Even real estate agents hire real estate agents when selling their home. Sure, you might save some money on commission but you’re also missing out on valuable market advice, professional marketing, years of expertise and connections.

Not only that, but imagine having to handle hundreds of enquires, open homes and all the marketing on your own. Sounds exhausting, right?

Most real estate agents have ben in the industry for years, and have collected many contacts and connections that help you sell your house faster and for a better price. Don’t do the journey alone!

4. Limiting open homes

Open homes are certainly a big task to prepare for, and they aren’t always easy. Don’t let this limit you from showing off your home though!

It’s quite likely buyers won’t be interested unless they can view the home in person first, so keep this in mind! Your real estate agent can recommend a good number and frequency of open homes to you.

5. Hiding major repairs

Last, but certainly not least, don’t hide major repairs from potential buyers! That leaky roof or broken door frame may come back to bite you if you don’t fix it prior to selling.

It might be annoying to fix this stuff prior to selling, but it will undoubtedly help you achieve a better price. A small investment for bigger returns!
